Overview

The Country at Wakefield Plantation is seeking a Director of Maintenance to join our team. The Director of Maintenance manages a comprehensive facilities maintenance program to maintain the quality of club facilities in accordance with sound engineering practices. Oversees day-to-day operations of department and personnel including maintenance and housekeeping ;directs service calls; repairs, alters and installs work according to developed or pre-set guidelines; troubleshoots malfunctions; responds to service calls; and keeps premises, buildings and equipment in a clean and orderly condition by performing or directing the following duties.

This Professional is directly responsible for overseeing the physical environments of the buildings associated with the Club’s operation. They are responsible for assigning work to maintenance staff, cleaning staff or contractors in addition to managing all property buildings.

 

The Facilities Operations Manager adheres to all club policies and procedures, develops and administers maintenance operating budgets and establishes an asset awareness that monitors the life and the efficient operation of machineries, equipment and structures, ensuring safety and efficiencies.

 

The Professional will adhere to RCM – Reliability-Centered Maintenance processes of determining the most effective maintenance approach. This philosophy employs:

The Professional advocates safety first and makes sure that the physical environment of any building structure is in highest quality condition, while he/she supports a team of professionals serving our members, homeowners and guests.

 

  • Patrols both, the indoor and outdoor areas of the clubhouses for areas that need repairs, or that show signs of problems
  • Reviews the daily request repair request list and prioritizes based upon Safety, Operation Needs, Regulatory Obligations, Cosmetic Needs or Project Needs
  • Establishes a project and equipment maintenance schedule by week and month
  • Conducts scheduled checks on all systems of a building, which includes plumbing, elevators, heating and air conditioning, refrigeration units, ovens, stoves and other related mechanical and electrical components to the buildings and operational needs
  • Ensures that all regulatory obligations relating to carrying out operational duties are completed and ensures that all permits and inspections are up-to-date as well as filed in a timely manner for the facilities
  • Assesses project management and coordinates repair jobs including consumption of tools, materials, man hours and skills
  • Logs and records maintenance performance during project works
  • Ensures housekeeping, productivity, and quality of work standards are maintained, representing always a fresh, clean appearance of the building
  • Aim to achieve 98% reliability on all maintenance jobs
  • Investigate, provide and implement corrective measures for near misses and all safety incidents
  • Use of electronic asset management support tools that reports the life and replacement cost of each asset and ensures accurate recorded histories in work order completions and equipment history files
  • Represents the facilities, its membership, the management team and ownership in an utmost professional manner, internally and externally and at professional events
  • CLUBS WITH POOLS: Helps with Pool Opening, Pool Maintenance and Pool Closing procedures and coordinates the pool operation with assigned contractors
  • Works hand-in-hand with all department heads and contracted professionals
  • Evaluates, hires and scores contracted professionals and bids-put projects and jobs, ensuring that the company receives the best pricing and most effective maintenance on any outsourced job
  • Assists and trains assistants to the his/her profession
  • Has the hands-on ability and attitude to assess and repair mechanical, electrical and/or plumbing needs on a daily bases as such repairs may be needed
  • Responds to emergency breakdowns as such may occur including but not limited to after-hours and weekends
  • Hands-on approach to secure the buildings and adjacent surrounding prior to and during state of emergencies and assists and coordinates clean-up
  • Recruits, hires, trains and provides leadership to assistant facility maintenance staff members and cleaning staff members
  • Undertakes special projects as requested by the General Manager of Operations, the McConnell Golf management team or the Owner

Minimum Requirements:

  • Excellent oral and written communication skills
  • Understanding of Reliability Centered Maintenance
  • Understanding that maintenance decisions be based on maintenance requirements supported by sound technical and economic justification
  • Able to read and understand architectural as well as mechanical plans and drawings
  • Solid knowledge of relevant technical knowledge, including to HVAC, electrical and plumbing and pool needs – certification is a plus but not required
  • Pool management certified or achieving pool management courses asap
  • Proficient with computer technology and standard software programs to record, maintain files and to communicate with staff members and management
  • Possess a high level of safety awareness
  • Must possess human resource skills to relate effectively with staff members, contractors and people from diverse backgrounds
  • Will present him/herself as an executive of the Owner and McConnell Golf with high moral standards. Able to handle multiple tasks and at times in a fast- paced environment with minimal, Manager supervision

 

Education and/or Experience:

  • Two-year degree in related field preferred but not required
  • 5 years progressive experience with electrical, HVAC, and plumbing
  • Supervisory experience a plus
  • Electrical certification preferred

 

Job Knowledge, Core Competencies and Expectations:

  • Mechanically inclined with all-around knowledge of mechanical systems, plumbing, electrical and refrigeration. Hands-on capabilities for repairs.
  • Organizational abilities to coordinate club projects and renovations.
  • Understanding of energy management and related systems.
  • Demonstrated ability to manage multi-discipline projects and utilize technical support staff.
  • Ability to develop and maintain awareness of occupational hazards and safety precautions; Skilled in following safety practices and recognizing hazards.
  • Knowledge of and ability to perform required role during emergency situations.

 

Physical Demands and Work Environment:

  • Regularly exposed to moving mechanical parts and outside weather conditions.
  • Frequently exposed to fumes or airborne particles and toxic or caustic chemicals.
  • Occasionally exposed to wet and/or humid conditions; high, precarious places; extreme cold; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to loud.
  • Able to meet and perform the physical requirements and work effectively in an environment which is typical of this position.
  • Frequent lifting, bending, climbing, stooping and pulling.
  • Frequent repetitive motions.
  • Continuous standing and walking.

 

Supervises:

  • All building maintenance staff members, including housekeeping

Salary Range

USD $55,000.00 - USD $60,000.00 /Yr.
